Karl Peters, an unmarried resident of Bellingham, Washington, is set to lose ownership of a condominium unit at the Woodland Hills complex unless the debt securing the property is paid before Tuesday, November 13. The unit, located at 2729 Cody Circle, Unit 201, will be sold at public auction at the Whatcom County Courthouse in Bellingham at 9:00 a.m. The sale is conducted by Quality Loan Service Corporation, the current trustee, on behalf of Selene Finance, LP, the beneficiary of the deed of trust.
The total obligation secured by the deed of trust stands at $408,300.64 in principal. This figure includes interest accruing from October 1, 2024, along with other costs, fees, and charges permitted under the note and deed of trust. The amount currently in arrears is $68,573.09. The property was originally sold to Peters in 2001, but the specific mortgage in question was recorded on July 23, 2021, under Instrument No. 2021-0704426.
The original lender was Mortgage Electronic Registration Systems, Inc., acting as a designated nominee for Primary Residential Mortgage, Inc. The beneficial interest in the loan was later assigned to Selene Finance, LP, a transfer recorded under Auditor’s File Number 2026-0400267. The trustee sale notice indicates that no court action is currently pending to seek satisfaction of the obligation. The default is strictly a failure to pay the amounts due when they came due.
Peters has until November 2, 2026, to cure the default to stop the sale. This deadline is set 11 days before the scheduled auction date. If the default is cured by that date, the sale will be discontinued and terminated. The cure requires paying the principal and interest, plus any costs, fees, and advances made pursuant to the terms of the obligation or deed of trust. The notice also allows for termination after November 2 but before the sale if the borrower or the holder of any recorded junior lien pays the full amount due.
The auction will be held at the main entrance of the Whatcom County Courthouse, located at 311 Grand Avenue in Bellingham. Bidders may participate with cash, cashier’s checks, or certified checks from federally or state-chartered banks. The trustee reserves the right to reject any bid that does not meet these payment standards. The property is described legally as Unit No. 201, Building No. 2, Woodland Hills Condominium, Phase I.
The parcel numbers associated with the property are 3703071202960003 and 23838. The deed of trust references a grantor and grantee for recording purposes under RCW 65.04.015. The current loan mortgage servicer is also listed as Selene Finance, LP. The trustee’s sale number for this transaction is WA-25-1012141-BF, and the Title Order No. is 250192855-WA-MSI.
A written Notice of Default was sent to Peters by both first class and certified mail. Proof of this mailing is in the possession of the trustee. The borrower was also personally served with the notice if applicable. The notice states that the sale will be made without warranty, expressed or implied, regarding title, possession, or encumbrances.
The sale is intended to satisfy the expense of sale and the obligation secured by the deed of trust as provided by statute. If the sale proceeds, the highest and best bidder will purchase the property. The bid must be payable in the form of a credit bid or a cash bid at the time of sale. The auction is a standard trustee’s sale pursuant to Revised Code of Washington 61.24, et seq.
